Planning and Executing Construction and Contracting Projects: Tips for Consumers

Welcome to my blog. My name is Deborah. About 15 years ago, I bought an old home. We worked with several contractors to rehabilitate it, but ultimately, the foundation simply wasn't stable enough, and we had to tear it down. After that, we worked with a construction crew to build a home from the ground up. The experience was exciting and challenging, and I learned a lot through that process. I want to share construction and contracting facts and information with others so I decided to start this blog. I hope that you like the results, and I thank you for reading. Enjoy!

3 Key Mistakes to Avoid During Metal Roof Painting

by Samantha Russell

Roof painting, especially for metal roofs, is a great means to achieve energy efficiency and providing a spectacular change in your home's appearance. Generally, a professional roofer with expertise in roof painting is best suited to carry out the metal roof coating process. During the process of applying coating to a metal roof, professional roofers as well as novices tend to commit a number of mistakes either of out of ignorance or incompetence. Here, we look at three of these common errors and why they ought to be avoided.

Error 1: Poor roof preparation

Proper preparation of the metal roofing is arguably the most critical part of an effective paint job. With metal roofing, rust tends to build up in the course of time. Furthermore, lichen, moss or debris may also be present on your metal roof, which can only be found by close inspection. Sand away any loose pieces of existing roof paint or rust by using a sander. Pressure washer equipment is ideal for pressure cleaning the metal surface and getting rid of built up dust, debris, lichen or moss present on the roof. Allow the roof to dry prior to painting.

Error 2: Not using specialized paint coating

It is imperative that you choose the correct roof paint for the metal roofing. Choosing to use the same paint coating as the one applied inside the house should be avoided. Generally, metal roofs constitute of a selection of materials. Thus, paint used for wood or fiberglass, for example, may not be fitting with metal. This is why it is important to get specialized roofing paints as they boast of special properties including UV, fire or rodent resistance. For instance, water-resistant coatings like acrylic paint can be of terrific value for those dwelling in rainy regions.

Error 3: Not using a roof sealant

Last but not least, failure to apply a sealant on the metal roof surface before painting is also another major blunder. The scenario of the paint coating peeling off after a short while signifies the effects of not using a sealant. At least two layers of sealant should be applied on the roof surface using either a paint brush or roller. Typically, as its name implies, the sealant bonds the applied paint coating to the metal surface via chemical bonding strategies. Therefore, this extends the natural life of the metal roof paint. Once the sealant is dry, paintwork may commence.
